Overview:

The number of hotel loans in distress or operating under forebearance agreements has skyrocketed over 100% last year. Hotel foreclosures have increased dramatically. How is your hotel loan portfolio?
In this webinar we will cover the nuts and bolts of hotel defaults and foreclosures using timely case studies and recent examples of hotel transactions, as well as looking at market trends and if this is a good time to be looking at making hotel loans.

Highlights:

  • Distressed hotel loans - borrower is having financial problems, forebear or foreclose? What are the pros & cons?
  • Complete review of loan file - What documents are critical? What updates do I need: Franchise agreement, UCC filing, building code issues, and transient occupancy taxes up to date?
  • Current valuation analysis, broker opinion of value. What is likely to happen in the next 6 - 12 months on values, number of other competitive hotels in default or foreclosure and impact on value?
  • Sell the loan or foreclose? What are the cost reward benefits? Analysis of pros and cons. What discount do you need to take to sell the loan? Finance the sale or all cash?
  • My borrower has defaulted, what do I do to get a receiver appointed? What is the timing? What are the pros and cons? Can I sell the hotel through a receiver and not take title? What is this process?
  • The hotel is losing so much money, am I better off closing the doors? This would seem to be an easy solution, but listen to a few recent examples to see if this is a good idea.
  • How to deal with bankruptcy, franchise & UCC issues?
  • Making a new loan: SBA vs. Conventional? Comprehensive review of the market and loan file check list. Current rules, loan-to-value ratios, etc.
